Legal
Terms
The terms for using this website, sending us an enquiry, booking The Central Hub directly and using the owner portal, in plain words.
Draft for legal review. Last updated 12 October 2026. Our solicitor is reviewing this page before it is final, and the wording may change.
1.About these terms
Eds Estate is a trading name of Schmoftware Limited (“we”, “us”). These terms cover using this website, sending us an enquiry, booking The Central Hub directly with us, and using the owner portal. Our privacy notice explains how we use personal information and the cookies we set.
You can reach us by email at support@eds-estate.com or by phone or WhatsApp on 07598 826679.
2.Using this website
The information on this website is general. It describes how we work, but it is not legal, tax or financial advice, and it is not an offer. We keep it accurate and up to date, and we may change it at any time.
Please do not try to break into the website or the owner portal, interfere with how they work, or copy their content in bulk. Links to other websites, such as Airbnb or Booking.com, are for your convenience; we are not responsible for their content.
3.Enquiries and agreements with landlords
Sending an enquiry does not commit you, or us, to anything. Rent-to-rent, serviced accommodation and management are each agreed in a separate written contract, after a property assessment, and only when both sides have signed.
The rent or fee, the length of the agreement, who pays for what and how the property is handed back are set out in that contract. If anything on this website differs from a contract you have signed, the contract applies.
4.Booking The Central Hub directly
Who you book with
When you book The Central Hub on this website, your contract is with Schmoftware Limited, trading as Eds Estate.
The price
Before you pay, we show the total for your dates: the nightly prices, any charge for extra guests, and the cleaning fee. That is the full price for your stay, and nothing is added at payment.
Payment
Payments are processed by Stripe; we never see or keep your full card number. Your card is authorised when you book and charged when we confirm, usually within the hour. If we cannot confirm your dates, for example because the same nights were booked elsewhere at the same moment, we cancel the authorisation and you are not charged. Your bank may take a few days to release the hold.
Confirmation
Your booking is confirmed when we email you the confirmation. That email gives the address, the check-in arrangements and how to reach us during your stay.
Cancelling
The cancellation policy for your stay is shown before you pay and repeated in your confirmation. Because a booking is for specific dates, the 14-day right to cancel that applies to many online purchases does not apply to it; the cancellation policy does. If we have to cancel your stay, for example because the flat cannot be used, we refund what you paid in full.
During your stay
The house rules are part of your booking: check-in from 15:00, check-out by 11:30, no more guests than booked and never more than six, no parties or events, no smoking and no pets. If the rules are seriously broken, for example by a party or by more people staying than were booked, we may ask you to leave. Please tell us straight away about anything that is broken or not working. If something is damaged beyond normal wear and tear, we will discuss it with you and show you the evidence before asking you to pay for it.
Length of stay
We take direct bookings of 1 to 28 nights. Longer stays are arranged with companies under a company let; please talk to us first.
5.The owner portal
The owner portal is for the landlords and owners we work with, and for the accountants they invite. Please keep your sign-in details to yourself, and tell us straight away if you think someone else knows your password. An accountant’s access is read-only and covers only the records of the owner who invited them; the owner can ask us to remove it at any time.
Monthly statements are locked once they are published. If something on a published statement needs correcting, the correction appears as a separate line on a later statement, or in a corrected version of that statement; the earlier statement stays as it was, so every change can be seen.
The portal shows the records of your arrangement with us; your written agreement sets the terms. We aim to keep the portal available at all times, but we may pause it briefly for maintenance. If you cannot reach it, call or email us and we will send you what you need.
6.Complaints
If something has gone wrong, please tell us by email at support@eds-estate.com or by phone. We acknowledge every complaint within 3 working days and give you a full answer within 15 working days, explaining what happened and what we will do about it.
7.Our responsibility to you
If we break these terms or fail to use reasonable care and skill, we are responsible for loss or damage you suffer that was a foreseeable result. We are not responsible for loss that was not foreseeable.
Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit, and nothing affects your legal rights as a consumer.
8.The law that applies
These terms are governed by the law of England and Wales, and disputes may be brought in the courts of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
9.Changes to these terms
We may update these terms from time to time and show the date at the top. The terms in place when you make a booking or sign an agreement are the ones that apply to it.
