For landlords

Working with Eds Estate, from the first call to handover

We work with landlords in and around Milton Keynes in three ways. We can rent your property on a company let, run it as serviced accommodation, or manage it for you while you keep the income.

This page sets out how that works, what we take care of, and what you will see each month.

What we look for

The properties we take on

We say early, and plainly, whether a property suits one of our arrangements. These are the things we look at first.

In and around Milton Keynes

Central Milton Keynes and the areas within easy reach of the station and the city’s main employers.

Flats and houses in good order

Usually one to three bedrooms. Parking and a lift help, especially for serviced accommodation.

Permission to let

A lease, mortgage and insurance that allow the arrangement. We go through these with you before anything is signed.

A clear arrangement

Landlords who want the terms in writing, a statement every month and one person to call.

What is included

Three arrangements, each set out in writing

Every arrangement starts with a property assessment and is agreed in a written contract. This is what each one includes. Our services page has more detail.

Company let

Rent-to-rent

We rent your property under a company let or management agreement and pay you a fixed monthly rent for the length of the agreement, whatever the occupancy.

  • A fixed monthly rent, paid on the same date each month for the length of the agreement
  • Day-to-day care of the property
  • Statements and documents in the owner portal
  • The property returned in the agreed condition

Subject to a property assessment and contract.

Business and family stays

Serviced accommodation

We furnish, list and run your property as serviced accommodation for business travellers, contractors and visiting families, with professional cleaning and guest care.

  • Furnishing and set-up, ready for guests
  • Listings, bookings and guest care
  • Professional cleaning and fresh linen between stays
  • Maintenance arranged and recorded

What you receive each month is set out in your proposal and contract.

You keep the income

Management

For owners who want to keep the income. We run the listing, pricing, guests, cleaning and maintenance for a percentage, and you see everything in the owner portal.

  • Listing and pricing
  • Guests, check-ins and messages
  • Cleaning, linen and maintenance, with receipts
  • A monthly statement of what came in, what was spent and what was paid

Our percentage is set out in your proposal before you sign.

How it works

Six steps, from the first call

Most of the work happens before anything is signed, so you know what each arrangement involves, and what it asks of you, before you decide.

  1. Step 1: A first call

Tell us about the property and what you would like from it. We answer your questions and say early on if we are not the right fit.

  2. Step 2: Viewing and property assessment

We visit, look at the condition, layout and location, and go through the lease, mortgage and insurance position with you.

  3. Step 3: A proposal with the options that fit

We set out in writing which arrangements suit the property, whether rent-to-rent, serviced accommodation or management, and what each would involve for you.

  4. Step 4: Agreement

When you are happy, the terms go into a written contract: the arrangement, how long it runs, who pays for what, and how the property is handed back at the end.

  5. Step 5: Set-up

We arrange furnishing where it is needed, professional photographs, listings and the compliance checks, so everything is in place before the first guest or occupier arrives.

  6. Step 6: Live, with monthly statements

The property is running. Each month your statement appears in the owner portal, showing what came in, what was spent and what was paid.

At the end of the agreement, we hand the property back in the agreed condition, with the keys, certificates and documents.

Compliance

The safety checks and paperwork we arrange

Before a property is let, we arrange the checks it needs with qualified professionals. The certificates sit in your owner portal, with a reminder before each one is due for renewal. Who pays for each item is written into your agreement.

  • Gas safety

An annual gas safety check by a Gas Safe registered engineer, with the record kept on file.

  • Electrical safety

An Electrical Installation Condition Report from a qualified electrician, renewed when it falls due.

  • Fire risk assessment

A written fire risk assessment for the property, and the fire safety equipment it calls for.

  • Smoke and carbon monoxide alarms

Smoke alarms, a heat alarm in the kitchen and carbon monoxide alarms where they are needed, fitted and tested.

  • Insurance guidance

We explain the cover the arrangement needs, on your side and ours, and point you to insurers who offer it.

  • Licences where needed

We check whether the property needs a licence or registration, and help with the application where it does.

This is a summary of what we arrange for the properties we work with, not legal advice. For advice on your own circumstances, speak to a solicitor or your mortgage lender.

The owner portal

See what is happening, without having to ask

Every landlord and owner we work with has a login to the owner portal. It holds your monthly statements and the record behind every figure on them.

  • Monthly statements, locked once published; any correction appears on the next one
  • Bookings, for serviced accommodation and management
  • Every cost, with its receipt
  • What was paid to you, and when
  • Certificates and documents, with their renewal dates

With rent-to-rent, your statement shows each rent payment with its date and reference, and any work done on the property.

Questions

Questions landlords ask us

Which areas do you cover?

Milton Keynes and the surrounding area. Central Milton Keynes and places within easy reach of the station suit serviced accommodation best. Tell us the postcode and we will tell you plainly whether we can help.

What kinds of property do you work with?

Flats and houses, usually with one to three bedrooms, in good condition. They can be furnished or unfurnished: for serviced accommodation, we furnish as part of the set-up. The lease, mortgage and insurance need to allow the arrangement, and we check this with you at the assessment.

How is the rent paid?

With rent-to-rent, we pay a fixed monthly rent on the same date each month for the length of the agreement, whatever the occupancy. With management, the income is yours: your statement shows what came in, our percentage, the costs and what was paid to you, with dates.

How long do agreements run?

It depends on the arrangement and the property. Rent-to-rent and serviced accommodation usually run for longer, because of the set-up involved; management is more flexible. Your proposal sets out the length and the notice period for each option before you decide.

Who pays the bills?

It is written into your agreement. With rent-to-rent and serviced accommodation, the running bills while we have the property, such as energy, water and broadband, are normally ours. With management, the bills usually stay with you, and anything we arrange appears on your statement with its receipt.

What happens at the end?

We hand the property back in the condition agreed at the start, which we record together with an inventory and photographs. You get the keys, the certificates and the documents back, and a final statement. If you would like to carry on, we agree a new term.

How do I see what is happening?

Through the owner portal, where your statement appears each month with the receipts and documents behind it. You can also call or message Eduard on 07598 826679 whenever you have a question.

How do I start?
