Services
Three ways we can look after your property
We rent homes from landlords for a fixed monthly rent, run them as serviced accommodation for people visiting Milton Keynes, or manage short lets for owners who keep the income. Each service below sets out, in plain words, who it suits, what we do, what you get and how the agreement works.
Rent-to-rent and serviced accommodation both pay you a fixed monthly rent. With serviced accommodation we also furnish the property and run it for short stays; with rent-to-rent we take it on as it is, under a company let or management agreement.
-
Rent-to-rent
A fixed monthly rent, paid on the same date each month, for the length of the agreement.
-
Serviced accommodation
A fixed monthly rent, and we furnish, list and run the property for business and family stays.
-
Short-let and serviced-accommodation management
You keep the income. We run the property for an agreed percentage of it.
01Company lets
Rent-to-rent
We rent the property from you on a company let or management agreement, and pay you a fixed monthly rent for the length of the agreement, whatever the occupancy.
In plain words
You have one tenant to deal with: us. The rent arrives on the same date every month. At the end, the property comes back to you in the condition we agreed at the start.
Who it suits
Landlords who want a steady rent and one point of contact, rather than finding tenants, chasing payments or covering empty months. It suits flats and houses in good order, in and around central Milton Keynes.
What we do
- Take on the property under a company let or management agreement
- Place and look after the people who stay, under clear house rules
- Arrange cleaning, day-to-day upkeep and repairs, as the agreement sets out
- Tell you promptly about anything that needs your decision
What you get
- A fixed monthly rent, paid on the same date each month for the length of the agreement
- No rent to chase and no empty months to cover
- Every rent payment, your agreement and the certificates in the owner portal
- The property returned in the agreed condition, checked against an inventory with photographs made at the start
How the agreement works
Under a company let, Eds Estate is your tenant and lets the property to its guests or occupiers. Under a management agreement, we run the property on your behalf and pay you the fixed rent.
Either way, the rent, the length of the agreement, who repairs what and the condition the property comes back in are written down before anyone signs. Every agreement is subject to a property assessment and contract.
02Rent-to-serviced-accommodation
Serviced accommodation
We furnish, list and run the property as serviced accommodation for business travellers, contractors and visiting families, with professional cleaning and guest care.

Who it suits
Landlords with a flat or house that suits short stays, close to the centre, the station or the places people come to work, who would like a fixed rent rather than the ups and downs of nightly bookings.
What we do
- Furnish and equip the property to a standard agreed with you
- List it on Airbnb, Booking.com and our own site, and take the bookings
- Look after every guest from booking to check-out, with house rules and a set guest limit
- Professional cleaning and fresh linen between every stay, and maintenance as it comes up
What you get
- A fixed monthly rent, paid on the same date each month for the length of the agreement
- A property that is cleaned, checked and looked after between every stay
- Guests who have been checked before they arrive, and quiet hours that respect the neighbours
- The property returned in the agreed condition at the end
How the agreement works
This is rent-to-rent with the property run as serviced accommodation: a company let or management agreement at a fixed monthly rent, subject to a property assessment and contract.
We agree in writing what furniture we supply and what happens to it at the end. Before the first guest arrives, we check the lease, lender, insurer and fire safety.
03For owners who keep the income
Short-let and serviced-accommodation management
We run the listing, pricing, guests, cleaning and maintenance for a percentage of the income, and you see everything in the owner portal.

Who it suits
Owners who host already and want their time back, and owners of a furnished home who would like short-let income without running it day to day.
What we do
- Set up or take over the listing, with photographs and house rules
- Set prices and manage the calendar on Airbnb and Booking.com
- Answer guests, arrange check-ins and look after reviews
- Arrange cleaning, linen and maintenance, and keep every receipt
What you get
- The income from your property, less our percentage and the agreed costs
- A monthly statement in the owner portal: every booking, every cost with its receipt, and what was paid to you
- Your listing and your reviews stay yours
- A say on spending: we ask you before any cost over £150
How the agreement works
A management agreement. You own the property and keep the income. Our fee is a percentage of it, written into the agreement together with exactly what it is charged on.
Cleaning, linen and repairs are passed on at cost, with the receipt. After a six-month first term, you can end the agreement on 30 days’ notice.
What is included
What each service covers is set out in its agreement. As standard, we take care of the following.
- A property assessment and a written proposal before anything is signed
- Checks that your lease, mortgage lender and insurer allow the arrangement
- Fire, gas and electrical safety checked before the first guest, and kept in date
- Furnishing and set-up, where the service includes it
- Photography and listings on Airbnb and Booking.com, and on our own site for the homes we rent
- Pricing and calendar management
- Guest checks, check-in and guest care
- Professional cleaning and fresh linen between stays
- Maintenance and repairs arranged, with every receipt kept
- House rules, quiet hours and a guest limit, out of respect for the neighbours
- Statements, agreements and certificates kept in the owner portal
- One person to call: Eduard, by phone, WhatsApp or email
What we look for in a property
Not every property suits every service. These are the four things we look at first.
Central Milton Keynes and nearby
Close to the centre and the station, or with easy links to them.
One to three bedrooms
The sizes that suit business travellers, contractors and visiting families.
Flats and houses
In good order. For management, the property should already be furnished.
A lease and mortgage that allow it
Many blocks restrict short stays, so we check your lease, lender and insurer with you first.
If your property is not the right fit, we will tell you on the first call.

Talk to us
Tell us about the property and which service you have in mind. Eduard will talk it through with you and, if it looks like a fit, arrange a visit and a property assessment.
